A Giant In-N-Out Burger is Coming to the Las Vegas Strip

A supersized In-N-Out Burger is about to open on the Las Vegas Strip. But details and the exact size of the massive rumored-to-be rooftop project are considerably more tight-lipped than the popular burger chain’s (not-so) “secret” menu.

What we do know is it will open at the under-construction BLVD shopping complex, across from Park MGM and a short walk away from T-Mobile Arena. The 400,000-square-foot mall is several months, if not a year, from opening so details on the new dining, entertainment and retail complex have been hard to come by. The BLVD website lists Adidas, H&M, Puma and In-N-Out among its tenants. 

Although In-N-Out has a restaurant at the LINQ near the High Roller observation wheel, this will be the chain’s first Strip-front location. And it will be absolutely enormous. The Las Vegas Review-Journal reported that the restaurant will occupy the third floor of the complex with 8,020 square feet indoors and a 2,500-square-foot patio. At roughly 10,520 square feet in total, that would make it one of, if not the largest, In-N-Out locations ever.

Mike Abbate, In-N-Out’s vice president of store development, told SFGate the exact dimensions were being worked out as the restaurant was still in the “plan check process.”

Regardless of size, it will be a game changer for the area and, no doubt, become a pregame and post-concert stop for Vegas visitors.

The Immersive Attraction Providing Exhilarating Views of America's Wonders

Behind the doors of an unimposing storefront in Las Vegas lies a new kind of immersive attraction that allows tourists to explore places like Iceland and the American West without having to leave the Strip.

FlyOver Las Vegas calls itself a "flying theater" experience, in which riders are suspended in front of a 52-foot wraparound screen showing a first-person, high-speed aerial view of an iconic location, from the snowy peaks of the Rockies to the skyscrapers of downtown Chicago.

It's one of several attractions in Sin City, like the nearby Sphere, promoting a new kind of multi-sensory, deeply immersive experience that is helping to diversify Vegas away from the glimmering casinos for which it is known.

"We wanted to help you forget about the Las Vegas Strip, your luggage, your hotel, all of that," Reece Westerlund, general manager of FlyOver, told Newsweek. "It's not just to show you how beautiful the world is but to inspire you to go and see some of these places."

The Vegas location, on the site of a former movie theater, opened in 2021 as FlyOver's third, operated by parent company Pursuit. The project cost about $40 million, according to the company.

Customers are welcomed into a maze of flashing lights, mirrors and long hallways that add to the "sense of desensitization," according to Westerlund.

"It's almost hypnotizing you to forget about the outside world," she said.

A six-minute panoramic pre-show is projected onto wrap-screens programmed to interact with each other. A handful of locations are offered, including the flagship film "Wonders of the American West" and the newest, "Believe Chicago."

"Wonders of the American West" took over a year and more than 100 hours of flight time to produce. Westerlund said creative director Rick Rothschild always had a fascination with Peter Pan. The film is his interpretation of what it would be like to fly.

"He always had this wonder," Westerlund said. "There's always a moment in all of the films that is just like soaring. You see all of the clouds."

"Believe Chicago," a nine-minute experience that takes viewers in and around the Windy City, is FlyOver's most recent film. Westerlund said the team was able to use cutting edge drone technology, "taking it one step further."

"Chicago is such a great film," Westerlund said. "It's super thrilling...It felt like Spiderman."

FlyOver Las Vegas has two 40-seat theaters. There are two floors, each with two sets of pods where riders sit. The pods angle along with the screening, so riders essentially feel like they're suspended in the air.

"It really is very different from literally anything I have ever done," Westerlund said. "I grew up in southern California. I'm from San Diego. Disneyland and all of those attractions are not foreign to me."

Westerlund said FlyOver's technology is very similar to Soarin', a flight motion simulator at Disney World's EPCOT. FlyOver, however, is "just a little bit more advanced."

"We're a lot younger than they are so we have access to technology that wasn't available back then," she said. "It's so cool that this technology exists."

A lot of the tech had to be built from the ground up, Westerlund told Newsweek.

The seats are mesh, and the sound comes from speakers placed directly behind the guest's head, so it gives more of a "spatial recognition," Westerlund said.

Mist and wind are programmed to hit riders depending on what is being shown on screen. Location-specific scents are infused into the air, and not just the "pretty ones either," Westerlund said. Riders "flying" over an Icelandic volcano are greeted with the distinct smell of sulfur.

"We're trying to give you a sense of realism," Westerlund said. "It's a platform for us to connect folks to places that are almost bucket list trips that most people don't get the opportunity to go to."

Gucci, Prada and Tiffany’s Bet Big on Property

From the corner of Fifth Avenue and 57th Street the facade of Tiffany’s looks just as it did in 1961 when Audrey Hepburn, dressed in a long black dress and pearls, nibbled on a croissant outside it. Inside, however, things are rather different. After a four-year, $500m renovation, shoppers are greeted by a more modern experience.

Everything shines: the rocks, the metal and marble display cases, the ceilings. What, at first glance, look like arched windows are really 7m-high led screens showing a diamond bird flitting over Central Park. Lifts at the rear take shoppers to ten floors: one for silver, one for gold, one for “masterpieces”. A three-storey extension, with views over Fifth Avenue, now sits atop the building. These levels are appointment-only. “We call it the diamond on the roof,” quipped Alexandre Arnault, son of Bernard, who owns lvmh, a French conglomerate that bought Tiffany’s in 2021.

It is the most glittering example of a luxury trend: huge bets on retail properties. lvmh has bought on Bond Street in London and the Champs-Elysées in Paris. There has been a flurry of deals on New York’s Fifth Avenue. In December Prada purchased its current store, 724 Fifth, and nabbed 720 Fifth, the shop next door, for a total of $835m. On January 22nd Kering, which owns Gucci, announced that it had bought the retail space in 715-717 Fifth for $963m. lvmh is rumoured to be eyeing up 745 Fifth, the space next to Louis Vuitton.

These deals are being sorted at breakneck speeds and for record prices. From a handshake to completion, some come together in weeks. The Kering and Prada purchases were, unusually, both “sign and close” deals—entire cash payments were made on the day the contracts were signed. The Kering deal is America’s largest ever high-street retail-property deal.

Why the rush? Tiffany has owned 727 Fifth for decades, but most brands have been happy to lease. Will Silverman of Eastdil Secured, an investment bank that advised Jeff Sutton, the developer who sold to both Kering and Prada, points to growth in luxury sales and shifts in interest rates to explain the change of approach.

High-end goods began to fly off the shelves during the covid-19 pandemic, when people were flush with cash and had nowhere to go, and the frenzy has not abated since. Beautiful handbags that were once the privilege of the few are now bought by the many. Indeed, last year lvmh’s sales of fashion and leather goods were 40% higher than in 2021.

Luxury goods still tend to be sold in person, meaning that retailers are spending eye-watering sums to tempt people into their stores. And the arrival of the masses means they need more space for plush private rooms in which to make sales to their old clientele. “Manhattan might be getting taller,” notes Mr Silverman, “but it’s not getting any wider.” There is a finite amount of truly high-end space.

Alone this might be enough to tempt retailers to purchase rather than rent—and buying becomes the clear choice once interest rates are taken into account. Most property owners finance their buildings using a mixture of equity and mortgage debt. In America mortgage rates on commercial buildings are around 6-7%. The cost of equity is higher still. For an investor to buy a space and cover his costs, he might need to charge annual rent worth perhaps 8% of the building’s value.

Paying these rates would be foolish for a luxury firm. Since they make so much money, they can issue debt at a yield only slightly above that on German government debt. lvmh’s most recent bonds were oversubscribed at 3.5%. Thus fancy retail spaces are a luxury it can easily afford.

Although Fifth Avenue in Midtown reigns as the world’s priciest-to-rent shopping corridor with sidewalk-level stores charging $2,000 per square foot, according to Cushman & Wakefield, there soon might not be anywhere left to rent.

That’s because retailers are rapidly buying the buildings that are home to their glamorous stores. It happened again this week with news that Prada is grabbing a second building on the “world’s greatest shopping street” — 720 Fifth Ave. at East 56th Street, next door to 724 Fifth, which it announced last week it’s purchasing for $425 million.

The Italian fashion house’s latest buy, first reported by Bloomberg, is for $410 million. The transactions appear to represent the largest combined investment-sale purchases in the city this year. Eastdil Secured brokered both deals.

The seller in each case was billionaire retail developer-landlord Jeff Sutton, who’s under financial pressure at several of his other holdings. Ironically, Prada and Sutton were duking it out in court four years ago over renovations to 724 Fifth before peace broke out.

Prada Buys Fifth Avenue flagship Store Building in NYC for $425M

Retail specialist Andrew Goldberg, a vice-chairman at CBRE, said the phenomenon of “big brands buying real estate, which we saw a lot of in the 1980s and ‘90s, is coming back.”

Goldberg, who worked on the deal that first brought Prada to 724 Fifth in the 1990s, noted with a chuckle, “When retailers buy a building where they’re tenants, it means they have no intention of leaving.”

Leasing is on fire as well on the avenue’s prime stretch north of East 48th Street. Swarovski is coming to a former Gap site at 680 Fifth and Marc Jacobs is in talks for 645 Fifth, where an Armani A/X lease expires in 2024.

Last month, Cushman & Wakefield reaffirmed its No. 1 global ranking for Fifth Avenue as the world’s most expensive retail destination in real estate terms, with rents of $2,000 per square foot.

The Fifth Avenue phenomenon is matched on Madison Avenue north of East 57th Street, where Valentino took over the huge former Calvin Klein store and Giorgio Armani will soon open e a spectacular new flagship boutique.

New leases for Van Cleef & Arpels, Dolce & Gabbana, Peter Millar and others have left few available spaces, according to real estate firm JAACRES head Joseph Aquino.The trend is also mirrored in Soho, where there are now nearly as many marquee brands as uptown. But some middle-market corridors, such as Midtown Third Avenue and Broadway on the Upper West Side, continue to struggle.

LAS VEGAS (KSNV) — Three popular brands have been announced for a new retail center coming to the Las Vegas Strip.

Adidas, H&M and Puma have all signed leases for BLVD, a 400,000-square-foot shopping plaza under construction just across the street from Park MGM.

The news of the new leases comes as developer Gindi Capital celebrates reaching the topping-out phase of construction.

A spokesperson says BLVD will be the largest standalone retail destination on the Strip.

In addition to shopping, it will feature more than a dozen planned restaurants and event space, including a seating area over Las Vegas Boulevard.

"With this topping out and new leases, we can see our team’s vision becoming a reality and shaping the Las Vegas Strip of tomorrow," Eli Gindi, principal for Gindi Capital, said in a statement. "BLVD will provide a model for others to follow."

Completion of BLVD is expected by August next year.

LAS VEGAS, Nev. (FOX5) - A 400,000-square-foot retail destination coming to the Las Vegas Strip announced the addition of three tenants.

Gindi Capital, along with partner CHERNG Family Trust, announced today that it has reached the topping-out phase in the development of BLVD, which is in development on the 3700 block of Las Vegas Blvd. Completion of BLVD is planned for August 2024.

According to a media release, the firm has signed three new leases at the property—Adidas (25,000 square feet), H&M (20,000 square feet) and Puma (20,000 square feet).

BLVD will be the largest standalone retail destination and entertainment-fueled environment on The Strip. The project will include 700 feet of street frontage on the Las Vegas Strip and a 110,000-square-foot dining terrace with more than a dozen planned restaurants and event space, including the Overlook, a seating area out over The Strip.

“With this topping out and new leases, we can see our team’s vision becoming a reality and shaping the Las Vegas Strip of tomorrow,” said Eli Gindi, Principal for Gindi Capital. “BLVD will provide a model for others to follow.”

Michael Hirschfeld, JLL Vice Chairman, is leading the leasing efforts at BLVD.

“This south area of the Las Vegas Strip has become a hub for dining, retail and entertainment,” said Hirschfeld. “We continue to see interest in this area from premier brands who want to open a flagship retail location or one-of-a-kind restaurant.”

Hirschfeld went on to say that “premier brands want to be on the Las Vegas Strip because it is a destination where you have exposure to millions of new and unique consumers each year. It is equal to Times Square, Hollywood Blvd., and other high-density visitor-driven destinations and streets.”

A Puig Move: Puig is betting big on the U.S. market.

The Spanish fashion and beauty manufacturer is relocating its Stateside offices to 45 Rockefeller Plaza at Rockefeller Center, doubling its space to more than 25,000 square feet.

The company will occupy the 32nd floor of the historic building, which overlooks Lee Lawrie’s famed 15-foot bronze “Atlas” sculpture.

It’s an apt location for the company, whose results have gone from strength to strength. With a portfolio that includes Carolina Herrera, Rabanne, Jean Paul Gaultier, Dries van Noten, Byredo and Charlotte Tilbury, Puig sped past its 3 billion euro sales goal in 2022 and captured a 10 percent market share of prestige fragrances worldwide. This June, it announced a reboot of Paco Rabanne, rechristening it Rabanne, launching makeup and sharing plans for a new flagship in New York City.

The office move is expected to happen this winter.

‘Stranger Things’ official store to open on Las Vegas Strip

LAS VEGAS, Nev. (FOX5) - Fans of “Stranger Things” will soon be able to immerse themselves “into a world of supernatural mystery” when a store dedicated to the popular show debuts on the Las Vegas Strip.

According to a news release, Netflix is set to bring “Stranger Things: The Official Store” to Las Vegas for a “long-term residency” later this month.

Opening at the Showcase Mall, 3785 S Las Vegas Boulevard, Suite #102, Netflix says the store will open its doors to the public on Friday, May 26.

Creators say the store “immerses fans into a world of supernatural mystery, enduring friendships, and 80s nostalgia in a one-of-a-kind celebration of the Stranger Things universe.”

New SoHo Timberland store offers on-site customization, sustainability options and more

Timberland is making its mark on New York City with a new store in SoHo.

Located at 550 Broadway, the store opened as a part of the footwear brand’s 50th anniversary. As a part of the brand’s year-long celebration of The Original Timberland®Boot, this new store pays tribute to the communities that helped make Timberland the brand it is today, and invites consumers to participate in shaping the brand’s future.

“Timberland may be a New England brand, but we consider New York City to be our second home,” said Tracy Smith, Vice President and General Manager of Timberland, Americas. “Stepping inside the 550 store, consumers will be fully immersed in all aspects of Timberland’s outdoor and work heritage. Driving a strong phy-gital retail presence in key cities is a key business priority for Timberland. And New York City is arguably the most important city in the world for us. We wouldn’t be the iconic brand we are today if it weren’t for New Yorkers.”

Like Timberland’s other storefronts, the 550 Broadway store will offer a full range of footwear for men, women, and kids, as well as apparel and accessories for men and women. In addition to Timberland’s outdoor, workwear, and lifestyle collections, the new location will also carry exclusive, limited-edition and collaboration drops.

One of the new SoHo store’s offerings is The Shed, an area toward the back of the store that allows customers to customize any piece of Timberland merchandise free of charge. Customization options include laser etching on the boots as well as heat pressing and embroidery on clothing. The store will also have options for boot cleaning and repair services, plus workshops with local community business owners and authenticators, styling sessions, guided hiking excursions, and more.

The brand is continuing its commitment to sustainability and a greener future. Timberland’s Timberloop™ circular design platform takes back and refurbishes worn Timberland items for resale, and the new SoHo store has a drop box for the program prominently displayed in the store. Anything that is beyond repair will have its salvageable parts, such as zippers and buttons, reused and the rest will be recycled to prevent them ending up in a landfill. Those who utilize the Timberloop platform will receive 20% off their purchase in-store or on timberland.com.

Timberland has also launched its first-ever US-based membership program. The program, which is called Community, is available in-store and online and offers customers benefits such as early access to products and sales, in-store boot cleaning, free standard shipping, birthday discounts and more. Customers can sign up free of charge on timberland.com.

The SoHo Timberland store is open Monday through Saturday 11 a.m. to 8 p.m. and Sunday 12 to 7 p.m.

Award-Winning Brewery BrewDog Announces Fall 2022 Opening On The Las Vegas Strip

It only makes sense that the world’s largest craft brewery would find a home on The Las Vegas Strip. BrewDog, a multinational, award-winning craft brewery will be opening its largest outpost on The Strip this fall. BrewDog Las Vegas will be a craft beer paradise for locals and tourists alike — imagine 30,000 square feet of continuously brewed beers; an elevated pub-style menu with exclusive, only in Vegas features; along with an outrageous rooftop with 360-degree views of The Strip.

Located opposite the Park MGM Las Vegas, BrewDog Las Vegas is guaranteed to become an imbibing destination for lovers of beer. While BrewDog will be serving their fan-favorites, it will also be brewing fresh and unique beers on-site, in addition to partnering with local guest breweries for even more diversity.

In addition to endless beers, BrewDog Las Vegas will also offer guests the special opportunity to experience BrewDog beer school on site for those looking to learn more about how beer is made and more; fun activities, including shuffleboard and retro games; and plenty of TVs for game time.

“We’re excited to bring our world class, independent beer to Las Vegas,” says BrewDog’s CEO and Co-Founder, James Watt. “Not only will we offer our headliners, like Punk IPA, Hazy Jane and our now world-famous Elvis Juice, we’ll also have 96 taps, one of our largest beer offerings in any BrewDog bar in the world. We’ll also be pouring beers from local guest breweries such as Able Baker Brewing and Lovelady Brewing.”

Not to be overlooked, BrewDog is extremely serious about to sustainability, in fact it was named the first carbon negative beer business by Forbes in 2020. “We firmly believe that we need to protect our home planet to make sure we have a planet to brew beer on in the future,” says Watt. “In 2020, we bought a 9000-acre plot of land in the Scottish Highlands to plant trees at our Lost Forest. Moreover, we have invested millions into producing beer in a more sustainable manner, from our anaerobic digestion plant at the brewery in Ellon, Scotland, to sourcing our energy for our breweries and bars around the world from solar and wind.”

We chatted with BrewDog’s CEO and Co-Founder, James Watt, on this expansion; what’s in store for this enormous new outpost;

Why did you choose Las Vegas for the expansion?

Las Vegas is a cultural hub and iconic city, not only for the U.S., but for the world. As the world’s largest craft brewery, it only made sense for us to open our largest, 30,000 square foot location on the Strip. With over 41 million visitors each year, we’re able to share our amazing line up of craft beer with not only Las Vegas locals, but those visiting from the western U.S., and people from around the globe.

Talk about the space and rooftop — how is the experience enhanced by the new space?

When we first viewed this empty building directly opposite the Park MGM Las Vegas, the roof and the jaw-dropping views of the city and its landmarks was what made us immediately fall in love with this location. We think this is one of the best views and certainly one of the most unique vistas of the city and its iconic resorts. Inside, our large taproom benefits from a fully functional brewery, enabling us to make beer in Las Vegas, capturing the creativity of our local team members and being able to collaborate with beer fans and other local craft brewers in the city. 

As part of our commitment to beer education, we’ll also have a dedicated beer school area, where we have the ability to immerse guests in an in-depth session into the world of craft beer, including how it’s made, how the craft beer revolution was born and where BrewDog fits into this.

For those looking for group activities, we have full size shuffleboard tables, retro gaming and of course TVs showing the games. The perfect space for parties and celebrations, our dedicated events team will help you plan every step of the way, and the whole site is fully accessible. Without a doubt the biggest part of our bar is our custom fabricated 30-foot illuminated sign on the roof. It’s going to be hard to miss the new BrewDog addition.

What's the beer selection? Will you have any special Vegas brews?

There is something for every taste, including our extensive range of alcohol-free beers for those who want to take it slightly slower in the city of sin. With a 10-barrel pilot brewery on-site, our brewers will always have fresh, Vegas exclusives pouring including plans to collaborate with customers, local beer fans, businesses, and other craft breweries. Making beer together is such a great way to bring communities together. 

Additionally, we’ll be releasing High Roller, a new and sinful stout brewed with the most premium and unique ingredients from around the globe; think edible gold and Belguga caviar. It's sure to be the most expensive beer on the Strip.

What's the inspiration for the pub food menu? Any Vegas exclusive items?

We will be running two food programs in this bar, unique to the varied spaces they serve. In our taproom on the third floor we’ll be serving our BrewDog classics bar menu, which will include anything from our world-famous buffalo wings, wood fired Neapolitan style sourdough pizzas, burgers and our special ‘Oak Fired Chicken,’ which is cooked over an extremely hot burning oak pit. Like all of our menus around the world, we will be offering a choice of menu items which are half vegetarian or vegan as part of our mission to be more sustainable and allow guests to join us on this journey. 

On our rooftop bar and restaurant, we are taking our food menu to new heights with signature dishes reflecting both our Scottish roots as well as our new Las Vegas home. Expect Lobster Chip Butties (Lobster + Fries inside a bread roll); Yorkshire puddings with beef dripping gravy; deep fried Mars Bar (a Scottish delicacy!); Full Scottish Breakfasts; Haggis and our show stopping; A5 Wagyu Beef Burgers served in a treasure chest. 

What makes this brewpub stand out from others on the Vegas Strip?

While many of the craft breweries in Las Vegas are located in the Arts District, ours is easily accessible without making a destination drive – making it a no brainer for those wanting a fresh pint. That said, collaboration has always been part of who we are, and we will have guest taps to feature other amazing Las Vegas craft breweries, bringing those great beers from local breweries to a wider audience on the Strip. 

We’re also proud to recently publish the ground-breaking ‘BrewDog Blueprint,’ which announced that 50% of the profits generated by each bar will be shared directly with the staff who crew them. BrewDog Las Vegas crew will benefit from this profit share for both part-time and full-time staff.

We know BrewDog works to be a sustainable business – how does the Las Vegas location support that mission?

Bringing our sustainable beer and our mission to a wider and more international audience will engage with millions of people and hopefully encourage them to buy beer and other produce in a more sustainable manner. Furthermore, when they enjoy a beer or food with us, we are committed to removing twice as much carbon from the air as we produce to serve them. It’s our carbon, and our problem. In removing twice as much carbon as we emit, we ensure we have a positive impact on the planet.

We have opened all our 120 bars around the world with an opening day raffle, a way to reward excited BrewDog fans to get down early and experience the excitement of opening day. What started off with us giving away a few t-shirts and beers to lucky winners has grown into winning large prizes as we have opened bigger bars, including a year’s worth of free beer or a trip to Scotland.

With this being our biggest and most exciting bar opening to date we wanted to create a raffle to get beer fans really excited about attending our opening day, so we dreamed up a beer lovers ultimate prize: a $1 million bar tab, which one lucky winner can claim by attending our grand opening event.
